RCMP Cpl. Greg Hicks says about 40 firefighters responded to the blaze around 11:30 p.m. at an old house that had been converted into two apartments.
Hicks says the fire started in the kitchen of the top-level apartment and two men were trapped inside.
Crews worked to retrieve the men and both were transferred to the Valley Regional Hospital, where a 44-year-old man died shortly after arriving.
He says a 53-year-old man was airlifted to a Halifax hospital this morning and remains in critical condition.
The lower-floor tenant was able to escape the blaze safely and crews were able to contain the fire to the kitchen, although there is extensive smoke damage throughout the building, says Hicks.
Officers are investigating the cause of the fire and police have not released any names.
